Worried the works will make your purchase unaffordable?
Your answer, clearly explained
Your budget includes the home and its renovation. Benchmarks per m² help you start; quotes and a technical inspection should then replace the estimate.

Choose the right level of works
A refresh mainly covers paint, floors and finishes. Medium works affect several rooms or systems. Extensive renovation needs closer checks of the building, services and structural interventions.
Use the area actually being renovated
Replacing a kitchen is not renovating the entire home. Check VAT, demolition, disposal, professional fees, permits and finishes. Do not add VAT again to a VAT-inclusive estimate.
Allow for a buffer and timing
Unexpected works, temporary accommodation and payments before the loan can use up savings. Choose either a per-m² estimate or a detailed budget in Kenuvo to avoid counting the same works twice.
Worked example: adapt to your circumstances
| Works | Base budget incl. VAT | With 15% contingency |
|---|---|---|
| Refresh: paint, floors and finishes | €55,000 | €63,250 |
| Renovate several rooms and systems | €100,000 | €115,000 |
| Extensive renovation | €160,000 | €184,000 |
Example for 100 m² using the midpoint of one company’s price ranges, not national averages. Check professional fees and exclusions. Quotes replace these figures.
