Worried about discovering large costs after your offer?
Your answer, clearly explained
The home price alone is not your buying budget. Allow for regional purchase tax, the purchase deed, loan fees and any works.

Identify the region and your circumstances
The property’s location and each buyer’s eligibility affect the calculation. An own home and a rental investment do not necessarily receive the same treatment. Confirm any reduction with your notary.
Separate purchase fees and borrowing fees
A mortgage deed may also generate taxes and fees. Insurance, maintenance and annual property tax are recurring costs after that. Do not budget for notary fees alone.
Replace estimates with your own breakdown
The examples use fixed demonstration fees, not a notarial tariff. Purchase fees excluding tax and loan fees can be edited in Kenuvo. Obtain the exact breakdown before committing.
Worked example: adapt to your circumstances
| Situation | Purchase tax | Price + tax + estimated fees |
|---|---|---|
| No confirmed reduction | €37,500 | €349,000 |
| Reduction conditions confirmed | €12,500 | €324,000 |
Existing home priced at €300,000, no works. Other purchase and loan fees: €11,500, an editable assumption, not a notarial tariff. References checked on 2026-10-29. The notary must confirm all conditions for every buyer.
